The easiest way to get started is at www.rentstonecliff.com, where you can schedule a tour or apply online at any time. We offer in-person tours — just arrive at the leasing office a few minutes before your scheduled time. You’re also welcome to call us at (844) 416-4442 or stop by during office hours, and virtual tours are available on the website if you’d like to explore from home first.

You’ll need a valid government-issued photo ID, proof of income, and 12 months of rental history. As a general guideline, combined household income should be at least two times the monthly rent. There is a $30 application fee per adult (18+) and a $99 holding fee. If you have a pet, a one-time $30 pet screening fee applies through PetScreening.com. Income is verified through a secure third-party service, after which a background and credit check is completed. Applicants with no prior evictions or bankruptcies are in the best position for approval.

When you’re ready to move in, here’s what to expect: your first month’s rent, a $500 security deposit (or one month’s rent plus $500 for an elevated deposit), and a $250 admin fee. Your $99 holding fee paid at application goes toward the admin fee, so you’ll owe the remaining $151 balance at move-in. All move-in payments are due by money order or cashier’s check. If you have a pet, a one-time refundable deposit of $300 applies (just one deposit per apartment, regardless of the number of pets), plus $35 per month per pet in pet rent.

If you have a pet, a one-time $30 pet screening fee also applies (maximum of 2 pets per apartment).

We offer flexible lease terms starting at 12 months. For renewals, a range of term lengths are available depending on current availability. If you plan to move out — whether at the end of a lease or while on month-to-month — we require a 60-day written notice. Should you need to leave early, the early termination fee is equal to two months’ rent.

Rent is due on the 1st of each month, and you have a grace period through the 8th. A late fee of 5% of the outstanding balance applies starting on the 9th. You can pay through the online resident portal using a linked bank account (ACH). Flex spending is also available, and money orders can be brought to the office. Auto-pay is easy to set up through the resident portal if you’d prefer a hands-off approach.

We’ll send you a welcome letter before move-in that walks through everything you’ll need. You’ll schedule an appointment at the leasing office to pick up your keys — please plan to bring your move-in payment by money order or cashier’s check, as no other forms of payment are accepted at move-in. You’ll also need your Xcel Energy account number and proof of renter’s insurance. If you have a pet, a one-time $30 pet screening fee through PetScreening.com is required during the application process — your documentation is sent directly to our office, so there’s nothing extra to bring on move-in day.

We require a 60-day written notice before vacating — this applies whether you’re on a lease or month-to-month. Once notice is received, a supervisor will reach out to schedule a pre-move-out inspection so you know exactly where things stand before your last day. On move-out day, you’re welcome to be present for the final walkthrough, or you can simply drop off your keys and we’ll take care of it. Your apartment should be returned in the same condition it was provided; charges may apply for anything beyond normal wear and tear.

You can submit a maintenance request anytime through the online resident portal or by reaching out to Elise AI, our community’s virtual assistant. Both options allow you to flag a request as an emergency. Emergencies include flooding or any active water leak, fire hazards, and a backed-up toilet when it’s the only one in your unit. For after-hours emergencies, call (844) 416-4442 — your call will be routed directly to our on-call team, who will respond right away.

Residents receive a digital pass for amenity access. Every home comes with a full-size washer and dryer, so there’s no need for an on-site laundry facility. EV charging is available at any time in front of the leasing office.

We love pets at Stone Cliff! Dogs and cats are welcome, with a maximum of 2 per apartment. Our community features an on-site dog park and pet wash station for your furry family members. All applicants with pets are required to complete screening through PetScreening.com during the application process — there’s a one-time $30 fee for this. One pet deposit is charged per apartment regardless of how many pets you have. For information on breed restrictions, please reach out to our leasing team.
